Arizona’s housing foreclosure rate continued declining in February, down 45.5 percent from a year earlier, a housing data company reported Thursday.

RealtyTrac Inc. of Irvine, Calif., reported foreclosure filings for the state totaled 2,178 for the month. Filings include default notices, auction notices and bank takeovers, so the number of foreclosed houses does not equal the number of filings.

The state ranked 18th worst for the month. Two years ago, Arizona was consistently among the worst three states for foreclosures.

Phoenix area foreclosure filings were down 44.4 percent for February, while the Tucson area had 54.8 percent fewer.

Nationally, RealtyTrac reported filings fell to the lowest in more than seven years.
